Who is eligible for your services?
PDC’s services are focused on supporting the creation of equitable opportunities by growing small and promising new business ventures, commercializing research, and supporting real estate ownership and development that fosters wealth creation within communities of color and low-income neighborhoods.

In addition, we may be able to support property development or tenant improvement needs within the City’s Urban Renewal Areas. Loans for equipment and working capital may be available city wide.

What types of loans do you offer?
PDC provides loans for working capital, equipment purchases, tenant improvements, property acquisition and development.

What are typical loan terms?
Working capital and equipment loans

  • Up to $250,000
  • 7 year maximum loan term
  • 1 to 2% loan fee
  • Interest rates vary based on the level of risk but is commensurate with market rates

Tenant Improvement/Real Estate loans 

  • From $25,000 – $2,00,000 in Urban Renewal Areas
  • 10 year term with a 10 year amortization schedule
  • 1% loan fee
  • Interest rates vary based on the level of risk but is commensurate with market rates

We work with all kinds of businesses, from large traded sector businesses within our five industry clusters (Advanced Manufacturing, Clean Tech, Active and Outdoor, Software, and Healthcare) to small neighborhood startups.

We are able to support businesses at any stage.

What are the top 3 things that you would like to tell small business owners that may come to PDC for a loan?
1) We are a gap lender, we prefer that businesses obtain the bulk of funding through another lending source, if possible.

2) PDC seeks to deploy it’s capital in support of the newly adopted PDC Strategic Plan.

3) For completed applications, the process from submission to funding takes minimum 4-6 weeks.
